1. Marketing Your Property
Henderson is skilled in highlighting the assets of your property to the rental market. We will take the photographs, write the copy and post on our website and dozens of external websites, including but not limited to, Zillow, Trulia, Northern Colorado Rentals and more. A self-marketed property will rely on word of mouth or craigslist – slowing down the marketing process and resulting in vacancies.
2. Tenant Screening
Henderson has refined a 10 step screening process for tenants. We work with credit and other agencies on a daily basis, to ensure high quality tenants. Self-management requires time in finding tenants lacks the investigative resources we access.

3. Rent Collection, late fees and evictions
We have three offices with night drop boxes in place for rent collection. In our 20+ years with tens of thousands of tenants, we have seen it all. We enforce our policies and understand the state and local laws regarding when and how to handle evictions, should the need arise.
4. Late Night, Emergency Phone Calls
Few things disrupt a good night’s sleep like a call from a tenant with a problem. Our 24 hour maintenance staff gives you peace of mind and takes that burden off your shoulders.
5. General Maintenance, Ongoing Repairs
Henderson’s in-house maintenance staff is less expensive than third parties. For large capital improvements or everyday maintenance repairs, we will serve as project managers. We provide detailed estimates and keep you informed throughout the entire process.
6. We study market nuances and current market rates
Because we manage more properties than anyone else, we can use direct comparables of other units to price your rental appropriately. We also can recommended small changes to warrant higher rents. Our goal is to help you justify enough rent so our service essentially pay for themselves.
