Pet Acceptance Policy for Rentals in Fort Collins, Loveland, & Greeley

At HMRE, we understand that pets are part of the family. Our goal is to create a pet-friendly living environment while ensuring the comfort and safety of all tenants. Our Pet Acceptance Policy outlines our guidelines for having pets in our rental properties. We include an emphasis on responsible pet ownership and clear communication between tenants and management.

The pet fees will vary at the discretion of the owner of the property.

All pets must be disclosed upon submission of application and your pet profile completed here. If pets living in a unit are not stated on the lease, the tenant is in violation of the terms of their lease agreement. Any damage caused by pets will be charged against the tenants. Most properties require a refundable pet deposit, plus monthly pet rent.

Please note: Akitas, Alaskan malamutes, American bulldogs, chows, Doberman Pinschers, German shepherds, Great Danes, huskies, Pitbulls, Rottweilers, St. Bernards, wolf hybrids, and other aggressive breeds are NOT allowed on any Henderson Management Rental Properties.

Pet Fees and Deposits

To cover potential damages caused by pets, we require an additional deposit for your pet, which is applied at the beginning of your lease. The deposit is used for cleaning or repairs needed at the end of your stay. Additionally, a monthly pet rent may apply, depending on the type of pet and property. These fees ensure that the property is maintained to the highest standards and that other tenants enjoy a clean, comfortable environment.

Pet Deposit:
  • A refundable pet deposit will be required, which will be refunded if no damage is noted after the move-out inspection.
  • The amount of the deposit and monthly pet rent varies by property. Tenants should review their lease agreement for the specific terms.
Common Fees:
  • Refundable pet deposit: $250–$300
  • Monthly pet rent: $35.00 PER MONTH OR 1.5% PER MONTH OF THE MONTHLY RENT, WHICHEVER AMOUNT IS GREATER

Pet Behavior Expectations

At HMRE, we strive to maintain a peaceful and enjoyable environment for all residents, which means we expect responsible pet ownership. Pet owners are accountable for their pet’s actions at all times. This includes ensuring that pets are well-behaved, not disruptive, and do not pose a danger or nuisance to other residents.

Basic Behavior Requirements:
  • Pets must be housebroken and/or litter box trained.
  • Excessive barking, aggressive behavior, or any behavior that disturbs neighbors will not be tolerated.
  • Pets must always be supervised in common areas and must not be left unattended for long periods.
Leash and Supervision:
  • All pets must be kept on a leash or in a carrier while outside the rental unit, especially when in shared or public spaces such as hallways or courtyards.
  • Pet owners are responsible for cleaning up after their pets, both inside and outside the rental property.

Breed and Species Restrictions

While we are generally open to a wide variety of pets, certain restrictions apply for the safety and comfort of all tenants. HMRE does not permit certain dog breeds that are commonly associated with aggressive behavior, as well as some exotic animals that may require special care or pose a hazard.

Restricted Breeds:
  • Due to insurance limitations and safety concerns, we do not accept certain breeds, which includes but not limited to: Rottweilers, Pit Bulls, Doberman Pinschers, German Shepard and any mix thereof.
  • The full list of restricted breeds can be found in the tenant handbook or lease agreement.
Exotic Animals:
  • Reptiles, birds of prey, or other exotic animals may be restricted based on property guidelines.
  • Requests to house exotic pets will be reviewed on a case-by-case basis, and special permission must be obtained from management.
